A residential development approximately 2.5km south of Redcar and 4km south-east of the Redcar steelworks.

P+HS worked initially with Home Group and Galliford Try (now Vistry) and were appointed as the delivery partner for Homes England to deliver 300+ high quality homes (of a total of 550). Working with the opportunities and constraints of the site, our proposals created an efficient layout which retained an existing buffer and key landscape feature to the northern and eastern boundaries. Houses are arranged around a series of public open spaces to create a legible layout with a clear structure. Home Group eventually declined to take the project forward and new partners became involved directly with GTP (Vistry).

Following a successful planning application P+HS Architects were appointed as delivery architects for Phase 1 comprising 375 dwellings of mixed tenure including private sales (for Linden Homes), private rental (for Sigma) and affordable units for Beyond Housing. The scheme is now on site and progressing well with some homes already occupied.

In October 2023 P+HS Architects were delighted to receive planning approval for the final phase of development at Kirkleatham. Working with Countryside Partnerships North East (CPNE) work expected to start in November.

P+HS Architects worked closely with CPNE on proposals for the development for several months, providing design information in support of a successful tender submission to Homes England and subsequently, for the planning application.

This final phase of development will see 204 high-quality homes designed to appeal to a range of occupants. The team’s approach to phase three has been based on its intricate understanding of the site and the most important aspect of the development: the people who want a choice of affordable housing in the area.

P+HS Director Chris Dennis said “We have been involved with the Kirkleatham site for several years and it is great to be working with construction and regeneration specialist CPNE on this final tranche of development which will provide high-quality, good value housing in a place where people want to live. From outright sale, private or affordable rent or shared ownership, there will be something for everyone here. The team at CPNE are highly experienced, and taking feedback from phase 1, we have worked closely with them to develop the scheme to meet changing market conditions and the needs of residents.”
