Some of the best projects aren't defined by the challenges they face, but by how people come together to overcome them. The Mount is one of those projects.
Located on Yafforth Road in Northallerton, The Mount is a new development of 12 apartments delivered within the grounds of the Grade II listed Mount Vale Care Home. From the outset, the project demanded a careful balance between respecting a sensitive historic setting, responding to significant site constraints and delivering a scheme that remained commercially viable.
Working alongside the wider design team from the earliest stages, P+HS led the architectural design while maintaining a clear focus on collaboration, quality and practical problem-solving. The result is a thoughtful development that sits comfortably within its surroundings and demonstrates how strong relationships and early planning can make a lasting difference.

The Challenge
The site presented a unique combination of challenges. Positioned within the grounds of a Grade II listed building, every design decision needed to acknowledge and respect the character of the existing care home while creating a contemporary development that would feel naturally at home within its setting.
The physical constraints of the site added another layer of complexity. Extensive tree root protection zones limited the developable area, requiring careful massing studies and detailed layout testing to ensure the proposed scheme remained viable while preserving important landscape features.
Alongside these planning and environmental considerations, changing market conditions placed increasing pressure on the project budget. Rather than allowing these challenges to compromise the overall vision, they became an opportunity for the project team to work even more closely together.
Working Together
Collaboration was at the heart of The Mount from day one. P+HS worked closely with the wider design team, specialist consultants, subcontractors and the principal contractor to identify potential risks early, coordinate design decisions and maintain momentum throughout the project.
This collaborative approach proved particularly valuable during the planning process. A detailed understanding of the site, combined with early engagement and careful preparation, helped navigate the complexities of delivering development within a sensitive heritage setting.
Close coordination also extended to cost planning. By working alongside the wider team from the early design stages, potential budget pressures could be identified and managed before they became significant issues, helping to provide greater certainty for everyone involved.
Design Response
As the project progressed, value engineering became an important part of the design journey. Rather than reducing the quality of the scheme, the team used the process to refine and strengthen it. Bespoke elements gave way to carefully considered traditional detailing, including the use of projecting brickwork and a restrained palette of natural materials that ultimately enhanced the relationship between the new apartments and their historic surroundings.
Throughout the project, the focus remained on protecting the integrity of the design while delivering a practical, buildable and cost-conscious solution.
Outcome
The completed development provides 12 high-quality apartments that respond sensitively to their context while meeting programme and budget requirements. More importantly, The Mount demonstrates what can be achieved when architects, consultants, contractors and clients work together with a shared ambition from the very beginning.
